Chi può fare domanda?

Devi avere tutti questi requisiti contemporaneamente:

• essere residente nel comune di Senigallia
• essere in possesso di un contratto di locazione regolarmente registrato ed in regola con le registrazioni annuali con versamento dell’imposta di registro oppure se si è optato per il regime della “cedolare secca” 
• l’affitto mensile NON deve superare  800€, escluse le spese condominiali
• il tuo ISEE in corso di validità non deve superare 14.044€
• la casa non deve essere una  abitazione tipo signorile (A/1), o villa (A/8)  o castello (A/9)
• essere in regola con il pagamento del canone di affitto relativamente all’annualità 2025 e il proprietario dovrà rilasciare per iscritto apposita attestazione 
• non devi possedere una quota superiore al 25% del diritto di proprietà di un’altra casa o altro diritto reale di godimento nè , o al massimo meno del 25% di un immobile
• possedere la cittadinanza italiana o di altro Stato aderente alla Comunità Europea
• per i cittadini  extracomunitari: serve permesso di soggiorno UE di lungo periodo, oppure permesso biennale con lavoro regolare.

Quanto ti danno?

Dipende da quanto pesa l’affitto rispetto al tuo ISEE.

Se l’affitto annuo è tra il 25% e il 40% del tuo ISEE ricevi il 20% dell’affitto annuo, fino a un massimo di 1.000€.

Se l’affitto annuo supera il 40% del tuo ISEE ricevi il 25% dell’affitto annuo, fino a un massimo di 1.500€.

Esempio: ISEE 10.000€, affitto 500€/mese (6.000€/anno). L’affitto incide per il 60%, quindi si rientra nella fascia “oltre 40%” e il contributo teorico è di 1.500€.

⚠️ I fondi sono limitati: se le domande sono tante, il rimborso potrebbe essere ridotto per tutti. Sotto 150€ non viene erogato niente.

Cosa ti serve per fare domanda?

Obbligatorio per tutte e tutti

• il modulo di domanda compilato e firmato, scaricabile dal sito del Comune o dell’Unione dei Comuni
• la copia del contratto d’affitto registrato
• copia documenti relativi agli adempimenti successivi sono nel caso di annualità successive, per questa tipologia di contratto allegare anche  la copia mod. F24 ELIDE  anno 2025 
• copia raccomandata  con cui il locatore ha comunicato al conduttore l’esercizio della “cedolare secca”
• copia dell’avvenuta registrazione rilasciata dall’Agenzia delle Entrate 
• i documenti del pagamento affitto 2025:
• il documento d’identità in corso di validità
• l’attestazione del proprietario che conferma i pagamenti regolari nel 2025

Solo se ti riguarda:

• ISEE in corso di validità: non è obbligatorio allegarlo, ma serve per il calcolo. Fallo gratis al CAF.
• permesso di soggiorno: necessario per i cittadini extracomunitari
• sentenza di separazione o divorzio: serve se la casa di proprietà è assegnata all’ex
• autocertificazione delle fonti di sostentamento: richiesta solo se l’ISEE è zero
• copia del provvedimento di pignoramento: serve se la tua casa di proprietà è pignorata

Come e dove devi presentare la domanda?

5. erogazione: i tempi dipendono dal numero di domande. I soldi arrivano tramite le coordinate bancarie indicate nel modulo.

Who can apply?

You must meet all of the following requirements at the same time:

• be a resident in the municipality of Senigallia
• have a rental contract that is regularly registered and up to date with annual registrations, with payment of the registration tax — or, if you have opted for the “flat-rate tax” (cedolare secca) scheme
• the monthly rent must not exceed €800, excluding service charges
• your current ISEE must not exceed €14,044
• the property must not be a luxury residence (A/1), a villa (A/8) or a castle (A/9)
• you must be up to date with rent payments for 2025, and the landlord must provide a written confirmation
• you must not own more than 25% of another property or hold any other real right of enjoyment over one
• you must hold Italian citizenship or citizenship of another EU member state
• non-EU citizens: a long-term EU residence permit is required, or a two-year permit with regular employment

How much will you receive?

It depends on how much of your ISEE your annual rent represents.

If your annual rent is between 25% and 40% of your ISEE, you will receive 20% of your annual rent, up to a maximum of €1,000.

If your annual rent exceeds 40% of your ISEE, you will receive 25% of your annual rent, up to a maximum of €1,500.

Example: ISEE €10,000, rent €500/month (€6,000/year). The rent represents 60% of the ISEE, which falls into the “over 40%” bracket, giving a theoretical contribution of €1,500.

⚠️ Funds are limited: if there are many applications, the reimbursement may be reduced proportionally for everyone. Amounts below €150 will not be paid out.

What documents do you need to apply?

Required for everyone:

• the completed and signed application form, downloadable from the website of the Municipality or the Union of Municipalities
• a copy of the registered rental contract
• copies of documents relating to subsequent annual obligations — for this type of contract, also include a copy of the F24 ELIDE form for 2025
• a copy of the registered letter in which the landlord notified the tenant of the choice of the flat-rate tax scheme (cedolare secca)
• a copy of the registration confirmation issued by the Revenue Agency (Agenzia delle Entrate)
• proof of rent payments for 2025
• a valid identity document
• the landlord’s written confirmation that rent was paid regularly throughout 2025

Only if applicable:

• Current ISEE certificate: not mandatory to attach, but needed for the calculation. You can get it for free at a CAF (tax assistance centre).
• Residence permit: required for non-EU citizens
• Separation or divorce ruling: required if a jointly owned property has been assigned to a former spouse
• Declaration of means of financial support: required only if your ISEE is zero
• Copy of foreclosure order: required if your own property is subject to foreclosure proceedings
